Roof & ACV · Carrier guide

Allstate ACV roof coverage, explained.

If you're with Allstate and your roof is older, your policy may apply Actual Cash Value settlement to a hail or wind claim. Here's what that means in dollars — and how to spot it on your declarations page.

TL;DR

Allstate's ACV roof endorsements depreciate your payout based on roof age and material. Combined with a percentage wind/hail deductible, the net check on a covered roof replacement can be a fraction of the actual cost. The fastest fix is to confirm your endorsement type and ask about RCV eligibility before your next storm.

How Allstate's ACV roof settlement works

Allstate calculates the replacement cost of the damaged roof, then subtracts depreciation (usually 3–5% per year of roof age on shingles), then subtracts your wind/hail deductible. What's left is your check. Unlike a true RCV policy, there's no "second check" once repairs are completed.

Real-dollar example: $25,000 hail-damaged roof

Replacement cost$25,000
Depreciation (12-yr roof, ~48%)−$12,000
Wind/hail deductible (1% of $500k)−$5,000
Your check$8,000

Same claim on RCV: $25,000 − $5,000 deductible = $20,000, with the depreciation reimbursable on completion of repairs.

Frequently asked

Does Allstate pay replacement cost on roofs?

Allstate offers both Replacement Cost (RCV) and ACV roof endorsements. In many states the default for older roofs is the 'Roof Surface Extended Coverage' or similar ACV endorsement. The specific endorsement code is listed on your declarations page.

How do I find my Allstate roof endorsement?

Open your declarations page and look for an endorsement labeled with 'Roof Surface', 'ACV', or 'Actual Cash Value'. If you see a settlement basis listed separately for the roof, that's almost always ACV. RateMyPolicy can identify your endorsement from your dec page in under a minute.

Will Allstate switch me back to RCV?

Sometimes — typically only if the roof is under 10–15 years old and passes an inspection. Allstate may also require a wind/hail mitigation report. Ask your agent for the specific replacement-cost roof endorsement and confirm it appears on your next renewal dec page.

How much smaller is an ACV check after a hail claim?

On a 15-year-old asphalt roof, expect depreciation to reduce the gross payout by 50–70% before your deductible is subtracted. Combined with a percentage wind/hail deductible (common in hail states), many homeowners receive little or nothing on a full roof replacement claim.
